Welcome to richardlei88.com (the "Site"), operated by Richard Lei, REALTOR® (California DRE License #01299048), Security Pacific Real Estate Brokerage (California DRE License #00822582), 2300 Henry Ave, Pinole, CA 94564. By using the Site, you agree to these Terms of Service.

1. What This Site Provides
The Site provides real estate information, home valuation estimates, listing information, and a way to contact and schedule appointments with Richard Lei. All content is for general informational purposes.

2. SMS / Text Messaging Terms
SMS Program: By providing your mobile number and checking a consent box on our forms, you agree to receive text messages from Richard Lei, Security Pacific Real Estate Brokerage, regarding your home valuation request, property listings, appointment scheduling, and East Bay real estate information. This program includes both transactional and, where you separately consent, marketing messages.

Message Frequency: Message frequency varies based on your inquiry and preferences.

Opting Out: You can cancel the SMS service at any time by texting STOP to the number from which you received messages. After you send STOP, we will send a confirmation message and then stop sending SMS messages. To rejoin, sign up again as you did initially.

Message and Data Rates: Message and data rates may apply for any messages sent to you from us and to us from you. Contact your wireless provider for details about your plan.

Carrier Liability: Carriers are not liable for delayed or undelivered messages.

Age Restriction: You must be at least 18 years old to use this Site and to opt in to our SMS messaging program.

Privacy: Your use of our SMS program is also governed by our Privacy Policy, available at https://richardlei88.com/privacy.

3. Valuations Are Opinions, Not Appraisals
Any home valuation provided through this Site is a broker price opinion or comparative market analysis prepared by a licensed real estate salesperson. It is not an appraisal as defined under California law, is not prepared by a licensed appraiser, and must not be relied upon as one. Actual market value can only be determined by the market itself. Lending decisions require an independent appraisal.

4. No Agency Relationship
Using this Site, submitting a form, or receiving a valuation or listing information does not create an agency relationship between you and Richard Lei or Security Pacific Real Estate Brokerage. An agency relationship is formed only by a separately signed written agreement, accompanied by the agency disclosures required under California Civil Code.

5. License and Brokerage Disclosure
Richard Lei is a real estate salesperson licensed by the California Department of Real Estate (DRE #01299048) and is affiliated with Security Pacific Real Estate Brokerage (DRE #00822582). All real estate services are provided under the supervision of the responsible broker.

6. Equal Housing Opportunity

7. Acceptable Use
You agree not to use the Site to submit false information, harvest data, interfere with the Site's operation, or violate any law. We may refuse service or remove content that violates these Terms.

8. Intellectual Property
Site content, including text, design, and branding, is owned by or licensed to us. MLS data, where displayed, remains the property of its respective owners and is subject to MLS rules. You may not reproduce Site content for commercial purposes without written permission.

9. Third-Party Links
The Site may link to third-party sites (for example, Zillow or Google review pages). We are not responsible for their content or privacy practices.

10. Disclaimer of Warranties
The Site and all information on it are provided "as is" and "as available," without warranties of any kind, express or implied, including accuracy, completeness, or fitness for a particular purpose. Market data and valuations can change without notice.

11. Limitation of Liability
To the maximum extent permitted by law, Richard Lei and Security Pacific Real Estate Brokerage are not liable for any indirect, incidental, consequential, or punitive damages arising from your use of the Site or reliance on its content. Total liability for any claim relating to the Site shall not exceed one hundred dollars ($100).

12. Governing Law and Venue
These Terms are governed by California law. Any dispute shall be brought in the state courts located in Contra Costa County, California.

13. Changes
We may revise these Terms at any time by posting an updated version with a new Effective Date. Continued use of the Site constitutes acceptance.
